Now that you’ve decided to build your dream home, it’s time to select the right lot to build on. There are some many factors to consider when choosing a lot. The site you choose will play a major role in determining how much you enjoy your new home.

Tour the neighborhood

Drive and walk the neighborhood at different times of the day and week. Make note how the neighbors interact with one another.  If you are a growing family looking for a family-friendly neighborhood see if there are kids playing in the neighbor’s yard. Consider nearby schools, churches, grocery stores and how long it will take you to commute to work. Lastly, think about the potential for growth in the area and how much new construction will take place after you start your build.

Evaluate nearby noise and traffic

Be aware of the amount of traffic in the neighborhood when you select the right lot to build on. If your lot is close to the entrance of the neighborhood, there could be a lot of noise and traffic from people coming and going. When you select a lot on a cul-de-sac, you may have less room in the front but a larger back yard is possible. Cul-de-sacs offer a little more safety for small children, but might make snow removal difficult. Corner lots are great but will mean more noise from 2 streets instead of one. If you’re considering a lot at a T-intersection, you may have to deal with headlights from cars coming down the opposite street.

Consider the geography

Not only should you make sure the size and dimension of your dream home fits on the lot, but also consider the environment and geography of the area. Watch out for lots with unusual setbacks, easements or other physical characteristics that will affect the build. Consult with your builder and/or developer to check the location of easements and determine what extra work needs to be done before the building process begins. As for unexpected costs, if the lot has a lot of rocks and trees, work will need to be done to remove them. This will add to your budget. Also, think about roadways, septic and other utilities if you select an acreage to build on.

Think about the characteristics

How close are you to neighbors? What views do you have from the house? What will be beside you, and what will be behind you.  This can vary greatly depending on where your lot is located, whether that be in an open area with no development or on an open lot in a growing neighborhood.

There may be advantages and disadvantages in selecting the right lot to build on. Be sure to understand everything about the land and area and most importantly: keep your options open. You may have to compromise on a lot in order to make your dream home a reality.
